How much is the security deposit?
Same as one month's rent.
How much of the security deposit is refundable?
Your security deposit is fully refundable, assuming no damages, contract violations, etc.
Is there an application fee?
There is a $25 application fee for each applicant or guarantor.
What is the $20 utility fee for?
The utility fee is an all inclusive, low cost utility recovery fee which covers the monthly expense of high speed internet, cable, water, trash, gas and electric.
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
We require a 600 credit score minimum, an income 3x the rent for an applicant (5x the rent for a guarantor), and no evictions.
What fees/deposits are due upon applying? Moving in?
We require a $25 application fee for each applicant and guarantor. Upon move-in, we require 1st month's rent and the security deposit.
Do I have to pay first & last month's rent?
1st month's rent and security deposit are paid at moving, last month's rent paid in the last month.
When is rent due?
Rent is due on the 1st. We offer a grace period until the 5th, and late fees are charged on the 6th.
How can I pay my rent? What forms of payment are acceptable?
Residents can pay through their portal with an e-check, autopay, credit card, or debit card. Also in-person with a check or money order.
Is there a late fee for overdue payments? Is there a grace period?
A late fee of $50 is charged on the 6th of each month with a grace period until the 5th.
Is renter's insurance required?
Yes, at least a $100,000 liability policy.
Are utilities included?
Yes, all utilities are included - electric, water/sewer, wifi, and garbage.
What leasing options are available?
We offer August - May, August - July, and for summer terms, May - early August.
What are your application requirements?
We require an income 3x the rent (for a resident) or 5x times the rent for a guarantor.
